Splitting property ownership: a still-underused strategy

Splitting property ownership means dividing full ownership of an asset into two distinct rights: bare ownership, which grants the right to dispose of the asset once the split ends, and usufruct, which grants the right to collect income from it or occupy it for a set period.

In a real estate investment, buying bare ownership generally allows you to purchase a property at a discount to its full-ownership value, in exchange for receiving no rental income for the duration of the split.

Once that period ends, the usufruct automatically expires and the investor recovers full ownership of the property, with no additional tax or formalities required.

This strategy is aimed primarily at investors who don't need immediate rental income and who are thinking on a medium- to long-term horizon, as part of building or passing on wealth.

Splitting ownership can also fit into a strategy of early wealth transfer between generations: our advisors can walk you through the different options available for your situation.
